Supporting Gas Safety Compliance in New York Residential Buildings
In New York City, Local Law 157 (LL157) now requires natural gas alarms to be installed in every room containing a gas appliance by May 1, 2025. This mandate applies to private homes, apartments, hotels, dorms, and other types of dwellings—and non-compliance can result in significant fines and legal consequences.

The Challenge
LL157 creates urgency across a wide range of residential properties, including:
- Private dwellings (permanent residences)
- Class A multiple dwellings (one- and two-family houses)
- Class B multiple dwellings (transient housing like hotels, dormitories, and lodging houses)
- Multiple dwellings with three or more units
Building owners and property managers must find a way to deploy gas alarms that are compliant, fast to install, and easy to manage across large, often aging infrastructure. Traditional wired systems are too invasive and expensive for retrofits, and many buildings face constraints such as limited unit access or outdated wiring. Additionally, having reliable real-time alerts and centralized monitoring is essential for tenant safety and operational response.
The Solution
To meet the requirements of Local Law 157 in a practical and scalable way, DeNova Detect, ProSentry, and TEKTELIC collaborated to deliver a complete end-to-end solution tailored for multi-dwelling residential buildings.
At the heart of the solution are DeNova Detect’s natural gas alarms, which are fully compliant with UL1484—the recognized safety standard for residential gas detectors—are optimized for home and apartment use. These devices are 100% battery-operated with a 10-year lifespan, eliminating the need for ongoing maintenance or battery replacements. They’re designed to respond quickly—alerting up to 11 minutes faster than standard options—and have been independently tested by the Gas Technology Institute to ensure reliability without false alarms.
These sensors are seamlessly integrated into ProSentry’s smart building platform, giving property managers a clear, centralized view of all alarms across their buildings. The platform enables real-time monitoring and alerting, making it easier to respond quickly in the event of a leak and stay on top of system health across dozens or even hundreds of units. By installing Smart gas detectors, users also gain access to ProSentry’s full suite of wireless sensor network, such as water leak detection, environment monitoring and more.
To ensure stable and uninterrupted communication between the sensors and software, TEKTELIC’s KONA Micro Gateways were selected for the network infrastructure. These compact, indoor gateways deliver strong and consistent LoRaWAN® coverage within residential buildings—an essential factor when dealing with dense walls and complex layouts.
Choosing the right gateway is critical in deployments like this, where reliable connectivity directly impacts how quickly and accurately alerts are delivered.
