Smart Water Damage Prevention for Condos with Akisens & TEKTELIC



Water damage is one of the most common and costly issues in condominiums today. It accounts for nearly 60% of all insurance claims, often caused by leaks that go unnoticed until it’s too late. A leaking dishwasher, a burst pipe, or running water in an empty unit can quickly lead to thousands of dollars in damage — and major disruptions for tenants and property managers.

The Challenge
In a recent condominium deployment, the property management team and the building’s syndicate were looking for a better way to limit damage from unexpected leaks. They needed a system that could respond immediately — without waiting for someone to notice a problem.
For example, if water started leaking from a dishwasher or a pipe burst while no one was home, the system had to:
- Detect the issue quickly
- Notify the right people
- And shut off the water automatically to prevent further damage
At the same time, the building required a solution that would work across multiple units and floors, without the need for complex wiring or constant maintenance. The reliability of the wireless network was a key concern, especially with several connected devices operating at the same time.
The Solution
To address the challenge, Akisens deployed its full water damage prevention system — designed to detect leaks, respond automatically, and give building managers full visibility.
Here’s how the solution works:
- Sensors are placed in key locations (e.g. under sinks, near appliances) to detect water or unexpected flow.
- If water is detected or running too long, the system sends a notification and can automatically close the water valve at the unit’s entry point.
- Each sensor also includes tamper detection, which alerts the system if a sensor is moved — a helpful feature in multi-unit environments.
- All connected devices are monitored through the Akicentral dashboard, which provides an easy way for technicians or managers to keep track of system status.
To ensure everything stays connected and responsive, the system uses TEKTELIC’s KONA Micro Gateways. These gateways provide long-range, secure, and reliable wireless communication, even in buildings with multiple floors or challenging layouts. Depending on the size of the building, one or several gateways can be installed to cover all units — without needing complex infrastructure.

The installation was handled in two parts:
- A plumber installed the flow meter and smart shut-off valve at each unit’s water inlet.
- A technician added the sensors, motion detectors, and control panel, then linked everything to the cloud dashboard.
With the KONA Micro Gateway installed to connect the devices, the network was up and running quickly — without disruption to tenants or property staff. From day one, the building team could monitor all devices in real time, respond to any alerts, and ensure they were covered in case of an emergency.
